Resolved Question: When renting in Oklahoma, how often is reasonable for a realtor to be showing the home while we occupy it?
We rented and moved into a house last month that was on the market. We were told the owners would no longer be actively trying to sell the house. The signs were removed from the front yard. The lockbox remains on the front door. Now, all of a sudden, different people want to look at the house 3 days in a row. Scheduling appointments and not showing up , then showing up unannounced. Neither the landlord nor his realtor are present during these showings, and they want for my husband, I, and our 3 children to leave everytime. We were given 24 hours notice 1 time, 2 hours the next, and 0 notice this last time. And why should we allow strangers into our home with our belongings with no supervision?

How often is reasonable to show the house to potential buyers?
So they can show the house everyday -as long as they tell me everyday that they’ll be back the next day? And the realtor hasn’t showed up 1 time.
So, I’m paying $1250 a month and just signed a 1 years lease- but I’m supposed to have people coming in and out all day long- or 2-3 times a day? Somehow, I doubt that’s what the Oklahoma Landlord Tenant Act meant as reasonable. That’s what ShowHomes is for, isn’t it?

Resolved Question: Home prices and mortgages?
I have been looking at buying a home and when I went out today with my realtor he was showing me homes and 5 of them we saw have gone UP in price, example one was listed 99,000 2 weeks ago when he showed it to me today it was 108,900 and another he showed me was 115,000 last week and now its 122,500. Hw also told me interest rates are starting to raise. Why are homeprices raising, I thought this was a buyers market. He showed me the paper work with the date it was listed, all the info on the home and the price changes. so I know hes not BSing me…plus the homes were listed with different realtors. Are the prices and interest rates really going up that quickly, if so then I need to put a rush on finding a home. I live in Southwest Oklahoma if it matters any

Resolved Question: Advice on a custody dispute.?
I’ve been divorced for about 2 years now. My ex husband has custody. I didn’t have a lawyer in the divorce and pretty much got screwed. The way the custody arrangement is written I get the children (who are 4 and 6) in the summer and for a week over X-Mas break. My ex and I live in different states, he in California and myself in Idaho. We got divorced in Oklahoma.

It’s written that if I don’t ask for extra time before May 1st, I only get 42 days in the summer with them. This year at the end of December, as I was filling out my leave for the year, I asked my ex if I could have the boys from June 13 until August 4th. He refused that and we finally agreed that I could have them until July 31st. I sent him an email confirming the dates so that its in writing.

He and his new wife are trying to buy a house. The car that I drive and pay for is in his name. With the car on his credit his debt to income ratio is too high for the house. Supposedly his realtor is asking for bank statements showing that I’m the one paying for the car. I refuse to give 11 months of bank statements to my ex or a complete stranger. Which I feel is in my right.

Now he’s saying that since I won’t work with him, he’s not going to work with me and is only allowing me to have the boys for 42 days. Which can start June 13th if I like. Can he do that?

I feel that I must also add that it states in the custody arrangement that I’m to get every Wednesday and every other weekend with them, which I’m obviosly not getting now that we live so far apart. He failed to get the custody arrangement changed before he left Oklahoma and my lawyer failed to get the paperwork filed before he left the state.

It’s become more then obvious lately that he’s using the boys to control me. I’ll go weeks without being able to speak to them because neither he or his wife will answer the phone or call me back. Then when I do get to talk to them my oldest will ask me why I didn’t want to talk to him. My ex will threaten to “revoke” my rights to the children on the basis that I’m not paying child support (which I am. I haven’t missed a payment yet and kind of want him to file a false report). He makes a lot of empty threats in general on the rare occasions that I do speak with him.

I want to get full custody of the boys, or at least modify it so that I get more time with them. I don’t think living with him is in the best interest of the kids. I’ve had people suggest that I have health and welfare do a check of his house, but I’m not sure who in California I’m supposed to call. I also know I’m supposed to get a California lawyer to represent me, but I can’t afford a lawyer. What should my next step be?
